Renting a property

Our aim is to rent properties in the shortest possible time and ensure that the process is as smooth as possible for you as a prospective tenant.

We have a simple 3 step process...

  1. Apply to view: You view a property listing on the internet or a list at our offices and complete a simple viewing request (on-line or at our offices) and an appointment is made to show you through. Our office hours are Monday to Friday 8.30am to 5pm and Saturdays 9am to 1pm.
  2. View: You view the property.
  3. Application: In the event that you have viewed the property and wish to rent it, we ask you to complete an application form as soon as possible that allows us to determine if you are the most suitable applicant for the property. If you are successful we will proceed to sign you up for the property. If you are unsuccessful we will hopefully be able to quote you other properties that you may be interested in. Individual applications must be fully completed by all those intending to reside in the property. Photographic I.D is required and we can only take prospective tenants with unblemished credit ratings. Most people prefer to complete an application at our offices after viewing or alternatively you can apply on-line from home.

The properties we have available for rent are advertised on our website, in the Christchurch Press and on TradeMe. All available properties are included in our rental list, which is updated 6 days a week and is available from our office at 838 Colombo Street, Christchurch.

In the event that we haven't got any properties that interest you at the moment or you intend renting at a future date you are welcome to join our database of prospective tenants. You will then receive automatic emails of any new listings that match your search criteria. You can elect to deregister or register anytime.

Our vacant rental properties are available for viewing at short notice. These properties will be listed as being available 'now!' Generally a viewing can be organised either within the day that you apply or the following working day. Simply complete a viewing application on-line or fill one out at our offices and a staff member will make contact with you as soon as possible to arrange a mutually suitable time.

We also conduct open homes for vacant properties and details of these open homes will be listed on our website or are available from our reception should you visit our offices.

Please note that in the event that the property is currently tenanted (these properties have a specific future availability date mentioned) we will naturally need to arrange access from the existing tenant as we respect their privacy. It may take a number of days in this instance to arrange the viewing and your patience is appreciated.

Some of our vacancies are the result of existing tenants wishing to break their lease. This is because they may have purchased a house or taken a job out of town for example or had some other change of circumstances. You can identify these properties as it states that you must contact the existing tenant i.e. it will say 'The current tenants wish to break their lease and move out early'. The existing tenant should be contacted directly on the telephone number that has been provided. Then after you have viewed and should you wish to rent the property we ask you to complete an application form and forward it to our company.

At the time that a Tenancy Agreement is signed you will be required to pay one week's rent in advance and the letting fee of one week's rent plus GST. The bond (usually equivalent to 3 week's rent, but will not be greater than 4 week's rent) is due the day your lease starts, and must be paid before the keys will be given out. Please note that we accept cash, EFTPOS and bank cheques, but we do not accept personal cheques or credit cards for rent and bond payments.

When you move into the property, you will be given a copy of the ingoing inspection report so that you can check that we have given a fair portrayal of the state of the property when the lease began. We would ask that you add any notes, sign and return this report promptly as failure to do so constitutes acceptance of the condition of the premises as we have written on the report.
