How do I arrange a viewing of a property?
In normal office hours the quickest way is to give us a call on 3777 477 and one of our receptionists should be able to book a day and time to view for you on the spot.
If it is out of normal office hours, please request a viewing on-line by clicking on the 'Request Viewing' button. A staff member will then text you the next available viewing time for the property.
How do I apply to rent a property?
Separate applications must be completed by all those intending to reside in the property.
You'll need to give us photographic ID, and you need to have an unblemished credit rating.
Where are Braziers properties advertised?
What will I have to pay before I move in?
When you sign the Tenancy Agreement you'll need to pay:
- 2 weeks rent in advance.
Before your tenancy commences you will also need to pay a bond equivalent to 4 weeks rent.
This can be paid by EFTPOS.
We don't accept cash, sorry.
What happens when I move in?
- You'll be emailed an ingoing inspection report.
What do I do if a repair is needed?

What if I have an emergency outside business hours?
You can reach us by phone at all times on 3777 477.
How do I make rent payments?
All payments should be made by direct debit into our bank account.
We accept EFTPOS at our office when signing tenancy agreements and making initial payments.
Sorry, we don't accept cash for any payments.
What does paying "weekly in advance" mean?
All rent payments are paid in advance.
This is the same as prepaying on a mobile phone.
Before you use the phone, you have to pay in advance for the calls you will make.
Before you stay in the house, you pay for at least the first week's rent.
What happens if I miss a rent payment?
All rent is due and payable on or before the due date.
If you fail to pay your rent by the due date proceedings may be taken to terminate your tenancy.
Our company has a zero tolerance to rent arrears.
What is the bond for?
Your bond is security against rent arrears, damage or undue wear and tear.
It will be refunded to you once we have completed an outgoing property inspection and are happy with the state of the property, and all rent has been paid up to date.
What if I want to move out?
Periodic Tenancies need you to give at least 21 days notice in writing to terminate the tenancy.
Fixed Term Tenancies cannot be terminated by notice.
If you wish to end your fixed term tenancy early (called "breaking your lease") then you will need to complete the Breaking Lease Form.
Please call us on 3777 477 to let us know that you want to break your lease, and we'll email you a copy of the form to complete.
You will be responsible for paying rent until the property is re-let or the end of the fixed term agreement.
How often do you inspect the property?
We inspect every 3, 4 or 6 months depending on the type of property.
You'll be contacted the week prior to your inspection giving notice of the date of our visit.
What happens if I change my contact details?
Just give us a call on 3777 477 and we can make the changes in our system over the phone.
